Terms & Conditions

Booking deposit
A non-returnable deposit of 25% is required to confirm your booking. Upon receipt of this, a written confirmation is sent to you. Eight weeks prior to your arrival, the final invoice, and directions of how to find us, will be sent to you. The final balance is due within 14 days of invoice date and we reserve the right to cancel any booking when payment is not received on due date.

Key and Condition deposit
There is a £100.00 ‘Key and Condition’ deposit (£200.00 for Orchard Lodge) payable with the balance of the rental on a separate cheque, which is not banked, and destroyed after the cottage has been cleaned. Should the cottage take longer to clean than the allocated time, or breakages or damages to the property have occurred, we will bank the cheque and deduct the cost. The balance of the cheque will be sent back to you. The hirer is responsible to take all reasonable care of the property and is expected to leave the cottage clean and tidy and in the same condition as found.

Tariff
The prices quoted in the tariff are inclusive of gas, electricity, bed linen, towels, cots, high chairs and stair gates when requested. We do not provide swimming pool towels or cot bedding. There are communal laundry facilities for which a nominal charge is made. Your telephone is metered and is charged at the end of your stay. Whilst the tariff is up-to-date when it is sent to you, please check current availability before sending off your booking form. Telephone reservations are held for seven days pending receipt of a deposit.

Arrival and Departure
Cottages are let from 3.00pm on arrival day to 10.00am on departure day. You and your guests are requested to vacate the cottages promptly on departure day.

Swimming Pool and Safety
Our Swimming Pool is unsupervised; by signing this form you acknowledge and abide by the Flear Farm Swimming Pool Safety Code. It is the parent or guardians responsibility to supervise the safety and good conduct of children at all times whilst on the property. Usage of all of the facilities at Flear is entirely at your own risk.

Short Breaks
During the low season we offer short breaks. Stays of three or four nights are charged at one-sixth of the weekly rate per night. Longer stays are charged pro rata. Short Breaks are paid in full when booking.

Z Beds
In certain circumstances and with strict arrangement with the management Z beds are available at a charge of £50.00.

Cancellation
In the event of a cancellation the hirer must advise us at the earliest opportunity, where upon we will, without prejudice to our right to the balance of the cost in full, use our best endeavours to re-let. If re-letting is achieved, the deposit less administration costs will be returned. To avoid cancellation losses we recommend the hirer takes out Holiday Cancellation Insurance.

I am over 18 and have read the Terms and Conditions. Nobody in my party, or anybody visiting me, will smoke in the cottages. I acknowledge that the pool is unsupervised. I will leave the cottage clean and tidy on departure day, and I will be liable for any breakages or damage caused during my stay.
